I miss some information in the California rental form: CAR Form LRA - California Association of Realtors.

What is the best rental agreement form what landlord can use for tenant?

That form is an application form. You need a rental contract.

Thank you for the advise.

I will need both, application and contract.

Application for screening and picking a good tenant.

Contract for the final tenant who will move in, Am I right?

I'm concerned about your lack of knowledge of how to be a landlord in the U.S. I think you better get a landlord/tenant law attorney where your property is. There's too much for you to learn on a forum like this if you have no general knowledge of the law.

A good place to start is by googling the state where you will be a landlord, and "bar association lawyer referral." They will find you a lawyer in that state who knows landlord tenant law. It's very affordable.

It's usually around $50 for a 30 minute session for the initial consultation. Then you negotiate what you want to do after that.

You need to ask them to talk to a lawyer who specializes in landlord/tenant law:

If I move in on the 24th with my prorate of 206.03 will I have to turn around and pay a full month rent on the 1st of may? Or will that be prorated to?
