As a landlord, when looking at a credit check for a possible tenant can I ask about delinquencies/ missed payments?

Delinquencies and missed payments are exactly what the credit report is about. All the missed payments and judgements will show up on the credit report. The credit report also gives a total of what is owed, what the total of monthly payments due is and a total of how much is late.

Maybe I don't understand what you are asking?

Can I ask why, or ask for an explanation of why something is past due?
Im looking at a credit check, and the information in it isn't adding up, its saying 180 days past due but that the loan is 3 yrs old, but only recently went past due but the balance is still as much as the original loan amount.
So for example
the Loan says it was for $5,000 in 2012 for a term of 30 mos
person paid the payments for 2.5 yrs
and then the last 6 months is supposedly not paid yet the loan balance is still $5,000
So Im thinking the report is wrong bc that doesn't make sense. So I want to ask them about the loan and see whats really going on with it. But I don't know if I can legally ask them about the information I can see in their credit report.

You can ask to get clarification. But is it a loan or a CC ? They could of had a LOC and paid it and borrowed back up and then defaulted. Background checks are pretty accurate but it can be somone with a same name discrepancy. One of my dad's old loans shows up on my credit. Well it used to I ended up getting it removed
