My credit is decent (600's) and I make 40k/year, however I don't meet the '3x the rent' and had one account in collections (now paid off). I had my mom co-sign and she makes $136k/year. Do I have a realistic shot of getting the apartment? I applied to my current apartment last year without any problems or a co-signer (with said collections still open at the time) but I applied to an apartment right before this one and got denied due to collections (which is now paid) without a cosigner.

Side note - Living anywhere cheaper or roommate is not an option due to time and anything less is in a bad neighborhood.

You have an apartment on your own now. Apparently it has gone well with on-time payments and no complaints. All positive. If you want to move somewhere else, go looking. Just look at places in your price range that you know you can afford. Go for it.

Thanks for the response. I forgot to mention I am relocating so staying at my current apartment isn't an option. And yes this current complex is willing to give new complex a letter of rec. Sorry Im just freaking out about it because I have to start a new job down there asap.

You're not kidding you should be thankful for a co signer. I'd never, ever, ever, ever co sign anything for anyone EVER. Not even my children whom I love more than life itself.

Hopefully by the time you're looking for another place you won't need a co signer and you'll be able to do this all on your own. Good luck in your new unit!!
