Dogs I get. They can do a lot of damage to their environment. But what is with a deposit for cats? I can't think of what kind of damage they can do to a unit (assuming they are fixed).
The usual answer for "Why do landlords do _____" questions is "Because They Can".
when I had Kitties I found myself checking the box every time I heard one of them in there... Nothing ever sat in the box except when I was at work. If I was slow to check the female would stand at the door and meow at me "hey - I used it - wanna check"? which after I got a dog was good cuz he liked "kitty brownies".... god that grossed me out.
I wanted to make sure no one could tell there were cats in the apartments... of course that also meant vacuuming daily with 2 Maine Coons... that long gorgeous hair.

That's pretty naive. A well-trained dog is far less likely to do long-term damage then even a well behaved cat. While I think the primary concern is generally urine, cats regularly destroy carpeting and blinds too.

I've had a cat in 2 different rentals, plus my parents' house over the last 3 years. Carpet and blinds in the first rental remained intact and were damaged by water and smoke from a fire that started at the opposite end of our building. Been in our current rental 8 months, and the blinds and carpets are intact there, too. Also never a problem with her going outside the box, and if that ever did occur, she'd be at the vet that same day (you always rule out medical issues first, then psychological/environmental/cleanliness issues).
