OK, I just can't watch this any longer. I've painted an entire house to the specifications of the new tenant, figuring it needed repainting when they moved anyway. But, they also surprised me with having never paid the water bill, had electric turned off and moved without telling me, but left the refrigerator full. Intentional damages to appliances, fixtures, windows. This is the family that stole all of my interior doors, too. I had such nice houses, and a good attitude to help people. Not any more!

I'd paint the place in neutral, easy to buy, not expensive paint. Then I'd buy easy to maintain, easy to find, not expensive but coordinating window dressing (blinds etc.). If you have hardwood floors you can make a condition of move in that the tenant must provide an area rug of a certain dimension to protect the flooring. I'd pay your landscaping company to mow the lawn (probably not expensive) & just factor that into the cost of rent. Then you don't have to rely on the tenant to properly maintain the outside. I don't know what the standard is regarding utilities in your area; in mine most renters have to put the utilities in their own name & pay for them on their own.

Wow. Thats above and beyond. It sucks that they took your stuff etc badness.
I think they need to bring back mental insitutions in a major way.


What I am talking about with fresh paint is just white. You can buy a huge bucket of cheap white wall paint. Also sometmes I know at hardware stores they sell premixed colors realy cheap because the original buyer wasnt happy with the color. Ask about that. Thats really nice for doing insides of closets because who really cares about the color of thier closet? And you might even find a nice deal for your own home.
