A couple of years ago, I was discussing eviction history with another landlord. He said, "Well, I would want to know WHY they were evicted." I replied, "I don't need to know why. If I were ever in a position, when I was renting, that I could not pay the rent, I wouldn't have sat there not paying the rent - I would have LEFT. Moved in with family. Moved in with friends. Lived in my car. Gone to a homeless shelter. But it would never have even occurred to me to sit in an apartment, and not pay the rent. That would have been theft." That is why I don't need to hear why. I don't care why they were evicted - if they have an eviction on their record, EVER, I will not rent to them.
When my son rented his first apartment, I explained to him that this was an extremely important relationship, that he must always pay his rent on time and follow the terms of the lease, and not anger the LL or the mgt in any way. He listened to me. He kept a perfect rental record, and developed perfect credit, even as he was very low income. He was then able to use this excellent record to snag a spot in a good small apt bldg in a good area, at about 40% below market rent. His friends ask, "How'd you find this?" Well, he found it by chance, but he GOT it because he had a steady job, perfect credit, and a perfect rental record.

I mostly agree. But I had one where I made an exception. The woman half of a married couple who were well qualified had an eviction on her record. The circumstances: she was a dependent child living with her mother who rented a place. Once she turned 18 she was added to the lease. While she was still 18 they were evicted and as such, she had an eviction on her record.
I didn’t feel this should be blatantly held against her because she hardly had control over the situation and likely didn’t even know it was coming. To hold this against a child, even though now legally an adult for the irresponsibility of her mother seemed harsh. They were good paying tenants for five years.
But in 99% of the cases the reason does not matter to me either.

I agree with you on this one. I actually had this come up once, and I did take the person who had an old eviction on their record as an 18 year old, because of the parent, but only because they also had an established record of having paid their own rent.
As a LL, I HATE having to name the older teens on the eviction, but if I don't, and it gets to the point of having to have them removed, I cannot remove those over 18 whom I knew were living there, but didn't name.
Right now, I'm going after a horrible family where a 30 yr old "child" living with the parents is claiming that they weren't responsible for the rent, because it was their parents' apartment, even though they were living there the entire time.
