Well the very first Sun City, in AZ here, was the very first master planned 55 retirement development in the nation. He broke the mold with this one and it would be nearly impossible to duplicate the amenities here now...well at least the homes would be too expensive for most of us if they did. The homes are still flying off the books here, the old and ugly ones as well as the remodeled ones. They do need updating and if you are wanting a nice project, this could be the place for those who have a tight budget.
Our rec fees are $454 a year, the HOA is $25 a year...yep...a year. There is a capitol improvement fee at purchase for $3,000 you have to pay. The taxes are very low here as we do not pay a school fee. There are 11 golf courses here, some are private, only 4 or 5 I believe. The rec centers are well maintained with recent remodels to some and state of the art gym equipment and pools, both indoor and out. Over 200 clubs if you are a club person. I have decided that I am not a clubber lol.

We also checked out the Florida Del Webbs and found them to be too expensive for far less to do. Then there are those sink holes.......

So if you like history, mid century homes that can be anything you desire, this may be worth checking out. The zip codes here are 85373 and 85351...and the first phase is down by Olive/Peoria and are less expensive than the 85373 zip code which is mostly above Bell. Best of luck to you.
