My only other suggestion would be Simi Valley or Moorpark, but I assume they've gone up in price too and that puts you into boring suburbia.
Also, not in Ventura County, but I know some couples who retired from VC to Sun City in LA (I believe it's around San Bernardino- Menifee?). They seem to be happy there but I don't know anything else about it.
My brother-in-law bought into the gated 55+ mobile home community in Sun City in Menifee, which is in Riverside County.
He paid about $25k for his home; monthly space rent runs around $500, with utilities rolled into the rent.
It's a very nice community with good shopping close by. He's also 12 miles or so from the Temecula Wine Country and all the shopping in Temecula.
There is also a VERY nice gated MH community called Irvine Meadows in Orange County. My friend bought her mobile home for 35k. I'm not sure of her space rent, but she said it is a low income senior park so it may surprise us all. It was pretty and peaceful there.

I lived in Ventura all my life. It has changed a lot. There is a lot of traffic. As someone else stated there is red light cameras. It is very expensive to live there. I don't know how well off you are financially but you are looking at older homes that need fixing up over $450,000. Even nearby Oxnard and Camarillo are expensive. It has also got a lot more crowded. The 101 FWY gets really busy. Downtown Ventura is very nice and it has undergone a lot of renovation. You might find a smallish house off of Ventura Avenue in the mid to high $400,000's if you look around. But some of those cheaper homes are very small and the land is leased from Shell Oil Co-they have oil rigs on the mountainside. I wish I could afford to live again in that area but it is too high priced for me now. There is a lot of nice shopping in town and there are pretty older restored homes off of Poli St and that vicinity but again really expensive. It is a beautiful place to live if you can afford it.
Bummer.....I guess that if nice weather year round and not to be making more than 100K per year is what we are talking about, then, Vina del Mar, Chile is the place to go. Just saying.....
I have an Uncle whose kids and GC are in LA area and retired to Santa maria....I think it's a good option. Great climate, reasonable cost, small but not too small, about 120 miles from LA.
The farther you get from the ocean, the hotter it will be in summertime. Simi Valley is about 10 degrees warmer than Camarillo and the San Fernando Valley (just east of Simi) is about 9 degrees hotter than Simi.
If you're looking at parks for mobile or manufactured homes, make sure the municipality has some type of rent control for the lot rent. This is regulated at the city/county level.
Born and raised in CA and left 12 years ago to retire in AZ and Oregon. Could not imagine trying to drive anywhere in that traffic. CA is not kind to old people.
The OP's son lives in Los Angeles, they're looking at Ventura County as parts of it are cheaper and traffic isn't as bad.
I think the OP is smart, moving close to the adult child while they're still in good health. Not waiting on health issues, and not making it hard on the adult child who has a job in LA.

A couple who are 70 and 80 years old, don't need a house. A condo would suit them fine.
I had two different businesses on the same street in Ventura fo 17 yrs.....loved the city....close to the water but not right on it so to speak.
Fwy does take you along the beach near Seaward Ave. skirting downtown traffic.
I retired to Baja Mexico and built my 1450sq ft home on a sloope over looking the Pacific and a nice view from my upstairs picture window.
A friend also from Ventura who owned a Liquor store there also retired here a mile from me.... he built a home on a leased gated beach front place while I own my lot.
As for Ventura needs Santa Paula would be an alternative while a small town with a Fwy going thru and a few mins drive to VTA.....weather is a bit warmer with less sea breeze but still nice.
