Thanks for the advice and I'm not afraid of cold weather but I think NC might be a good climate for me.

Not exactly. Maryland will exclude from taxation income up to $29,000/year received from pension and Social Security benefits. IRA distributions do not qualify for the exclusion. Still, for the average retiree, that's pretty good.

What does "affordable housing" mean to you? The term is so vague that it doesn't mean anything to me. Affordable depends on what one is used to, as well as the resources one has. It would be more helpful to state a price range for home purchase that you need, or a range of monthly rental prices if you are interested in renting.

In California at least, "bayside living over the beach" is totally incompatible with the notion of affordability for the simple reason that lots of people would like it. It's a simple matter of supply and demand. It will be interesting to see if the Atlantic coast is somehow different.
