can't find the post about the discussion of value on Jamestown. We know it will continue to project upward, but this purchase really skews the average price of a home there, or does it?

Eh, if we're talking median price (which is largely I think what people look at with real estate), then no, an outlier or two isn't going to skew the price.

For fear of sounding like an "infomercial", there has been a significant increase in estate priced sales in Jamestown. Average price is affected, depending on how many sales occur in the time period. Just Search: Jamestown, RI to find the most recent posts here on the subject. However, the biggest increase in pricing has been in the village.
Small but could make a nice little starter home or summer retreat. I think Jamestown will retain an affordable side for time to come. Plenty nice place, but just doesn't have the same status as Newport or Watch Hill, etc.

affordable but these are hardly the type homes that families would go after. 572 and 736 square footage possibly for a young couple, but definitely for those who just want to live in Jamestown. It will be interesting to see how these type homes will sell for in 3-4 years. Or will they just be tear downs?

That was my question in previous discussions about Jamestown. Not necessarily these two, but there's quite a few houses in Jamestown for 600k or less that I would think investors would be fighting over to tear down. They're not though for whatever reason.
