Iron Horse is not worth the price, Trackside Grill across the street is better food & prices. Ashland is a small town and everything that goes with it, adequate services exist for shopping/dining. New Construction is being built North & East of the town line and within the town also. More expansive shopping choices beyond the Walmart in town are 15 minutes away, we have no shortage of big box options.

Where in SoCal are you escaping from OP?

Is Fredericksburg much different than Glen Allen in terms of homes and schools?

Orange County. Great weather, but the people and cost of living is atrocious! We do like the close shopping though. I don't want my wife to have to drive 15 minutes to target or grocery store.

If you are in the Short Pump part of Glen Allen, you will have some of the best school assignments in the state. I would pick Glen Allen over Fredericksburg if schools were the only factor.

Is that commute to Bowling Green still ok from Short Pump? What area has more things to do?

I would agree with chosing Short Pump over Fredericksburg. The schools average better and there is a lot more to do in Richmond. Richmond has great restaurants and good bars, sports, colleges, world-class musems, etc. The main advantage Fredericksburg has is that it is closer to Washington, DC.

The commute from Short Pump to Fort AP Hill is 45 minutes and a bit less than 45 miles. I believe you already said you would be OK with a longer commute to get the better environment. It's your decision.

Honestly, I wouldn't want to commute 40 miles each way / day. But it's certainly doable. I'm sure there's plenty to do in either area. Short Pump is very family oriented.

It was alluded to but since you are from out of state, our school districts may be different than you are familiar. Fredericksburg City Schools is a separate entity and district. It is surrounded by Spotsylvania County Public Schools. In Virginia cities and counties are separate governmental jurisdictions and usually have separate school divisions. I can't speak to the quality of either system. VDOE ( Va Dept of Ed) has report cards on their website for each district as well as each school.

As for looking at suburbs, there looks to be a lot of new development on the south side of Fredericksburg so you may look there. That way you also avoid the traffic on I-95 heading north. You will be in luck by going south instead of north on the interstate. Good luck!

Edit: sorry, had not read all the responses before answering. From what little I've heard, Hanover Co Schools are fine. Had a friend who use to teach there until retirement and she liked it. I would think either place, Richmond suburbs or Fredericksburg, you will be going opposite rush hour traffic. Plus, there will be much more to do and see close by in Richmond. Someone said Fredericksburg because it's close to DC, Yes, but the traffic is horrible so you won't be going in much at all!

Thank you for the reply. It sounds like being south is a bit better in terms of school, homes, and things to do.

I had a friend that lives in Midloathian and loved it. How are the people, generally speaking? I'm located in an area with a lot of money and attitude that comes with it. I don't really know my neighbors and that's not by choice. People aren't very friendly here.

Just thought of another reason Midloathian would be good..... They are getting a Wegmans! Being from SoCal you may not have heard of this incredible grocery store.
