Hi I am a single mom, with 2 girls one will be kindergarden age and the other is an infant. I will be working at MCV hospital and I definitely want to live intown. As I have kindergartener, I would love a public school with some ethnic diversity if possible ( like 90% black or less). Oh I am African-american so I'm not looking for lily-white either. I currently live in the old 4th ward in Atlanta which is a historically black neighborhood that is on the cusp of some of the trendier areas, so housing is still affordable but schools aren't that great. my budget is 1200 or less a month for 2 or 3 beds. I like to eat at small local restaurants and I like to walk there sometimes. I am amenable to renting a room to a med student or a resident . From what i have been reading the Church hill area seems to fit the bill but I have been also been warned that some areas are still "underdeveloped". However this is somewhat relative as a live in Downtown Atlanta and the good and bad can be less than a block away. I would appreciate advice on decent elementary schools in intown neighborhoods, great local hangouts, I love that Church hill has their own newsletter that is community run and a farmers market . Any advice would be appreciated. Also, what is the avg rate for a nanny in richmond, in atlanta the avg rate is 14-16$/ hour(yikes). Any advice would be helpful, thanks.

Church Hill could work, I prefer it south of Marshall Street. There are also places like Bellevue, the Museum District, Westover Hills, Woodland Heights, etc. Schools should be okay for elementary school... it's middle and high schools that are the issue in the city.

The Museum District is walking distance to Carytown, which is a great shopping district

I have to plug our local Elementary School, Crestview; while not in-town, it is right on the edge of Richmond City limits. It is about 40% White, 20% Black, 20% Asian and 20% Hispanic. Neighborhoods that serve it are very close to an on-ramp to I64W, it takes 10-15 minutes to reach MCV.
