The west end (short pump) is pretty crowded and very suburban in nature. Shopping is great but finding a house with land is very difficult and expensive. If you are looking for waterfront, I would suggest you look elsewhere. Most of the water in our region is located in the east end and one can easily find a home near a lake or river within a 30 minute commute of downtown. The James River flows right through Richmond and there are lots of old beautiful homes along the river but they are old, big and expensive. Most people prefer not to send their kids to city schools and this must also be factored into your equation. Richmond and the surrounding counties constitute a large geographic area and it is perhaps best to visit first and rent for a while before deciding where you want to live.

Thanks for the advice!

We are here right now for the week... and have found that Carillon/Maymont, Windsor Farms and Westover Hills have the feel for what we want.

The far west end is great for those who love it... and there are a great many who do... but it is not the lifestyle we are looking for.

We also really like the fan and shockoe slip or (bottom?) but not sure a row house is right... unless we can find one with both square footage and enough yard... and be on a more quiet street than what we've seen.

Having fun exploring all the neighborhoods though! This place is really unique and we are liking it more every day. Maymont Park is amazing!

Thanks Patrick!

We have been all over the place this week... the canal walk, amazing Maymont Park, breakfast in the fan, the Children's Museum, had a GREAT dinner at Kobe Steak House in Shockoe... which the kids LOVED... and of course it was sooo nice to be able to walk to it from our hotel. Today was Busch Gardens.

Every day I am understanding why people love Richmond. Very exciting if we do move here! Especially after narrowing down the neighborhoods and being able to visualize what life can be like here.

Thank you again for taking so much time to get to know us and what we want... sending us some great listings and showing us everything we needed to see to make a good decision. AND giving us ideas for things we could do with the kids. Really appreciate it.

Good schools, yes. Not really good by my standards. But that's always an issue with living in cities.

Easy access to chain stores - if short pump was everything richmond had to offer, I wouldn't move there frankly. Tacky subdivisions next to malls and traffic are my idea of hell.

The city is far more interesting, and far closer to itself to boot...

Clarkstreetkid was talking about the schools in Short Pump. Those aren't really good by your standards? My dd's elementary is ranked 5th in the state out of 1100. I'd say the schools in Short Pump are uniformly excellent.

a 6 year old running around Church hill - maybe its just me from my decade here in the 80's - you could hear the gunfire. I remember being lost in Church hill my first trip here - I won't go into details,but one of the most vivid memories of my life. I guess it's not that way anymore.

No, sorry. The schools in short pump are not good by my standards. Ok, yes. Good, no. I know everything in the US is above average these days, I insist on a school where kids learn enough math to know such a thing is impossible. If there is a school in short pump where 100% of kids go to college, and most go Ivy or equivalent, then I have been misinformed and will reconsider. (And yes, such schools exists - most of the people I know went to one, and many Boston suburban public schools qualify)

But I've got very high standards when it comes to schools. So I'll have to pay private school tuition wherever I go, (ex say a few suburbs of NYC, Boston, and Chicago... ) and thus will happily live in the city and avoid short pump, which is a bit of my version of hell.

In your original post you also mentioned the Midlothian area, and since it hasn't been addressed yet.. I have lived here for 4 years and have enjoyed it very much. There are some older/non-sprawl quiet subdivisions here in Chesterfield/Midlothian, but nothing as old as Fan, Westover Hills, or Church Hill. Traffic is reasonable and the area has good access to highways..it's only 20min from downtown. Midlothian/Hull St. shopping has everything we have needed..plus the Porsche, Jag, and BMW dealerships if anybody's having a mid-life crisis! Can't comment on schools however, but I think most have good reputations. Sadly we'll be moving to be closer to our jobs. PM me if anybody wants to buy our house we just put o the market! Good luck with the relocation..
