Also, I said that you will like Rochester IF you can find a decent job, not WHEN. For some people, jobs come easily. For others, the market is tough.

sorry about the long post above,tried to edit it before sending off...
Just a quick reference to compare the cost of living and I don't argue about the taxes,it is absolutely insane there. NYS in general.
Thanks for the comparison though.

It was also great to see the same perspective from another former Rachacha resident!
Glad to see that we aren't alone in our thinking.
If only we had Wegman's (on every corner) ,the Hunt Valley one is great to have and I hear one is coming to Frederick !
We miss so much about the area including our friends and family of course.. but Charlies,Bill Grays,etc....
Wonder if we could talk someone from Roch into coming down here and opening up one??

Anyway's I think my point has been tired out , yes,every area has it's ups and downs, it is just that Rochester is so down on itself and can't see the good they do have.

First off, great quick analysis. However when I actually plugged the average home prices into my excel calculator and then checked them against a realty payment calculator (just to verify accuracy) I got a monthly payment based on the Roch average
$122K calculates to $771/month (no taxes), $1054/month (with $3400 taxes)

Balt. county
$253,600 calculates to $1,602/month (no taxes), $1869/month (with $3200 taxes)

Roch, 19.5% of $47,339 (26.7% with taxes)
Balt, 32% of $59,995 (37.4% with taxes)

Assumes 30yr fix, APR of 6.5%

I'm not sure if you just gathered the monthly mortgage data or actually did the calculation based off the average price like I did.

Now if I pick less conservative property taxes for Monroe county suburb like $5000/year, which is probably pretty realistic and add that into the equation I get the Roch. scenario closer to 30%. Again Balt. County at 37.4%.

Having been looking into property up in Roch for some time now I can vouch that it really becomes a numbers game with almighty property tax; because it has to be divided by 12 if paid into escrow.

I will tell you from experience though that a $250K house in Balt county is not necessary equal to a $122K house in Monroe county. Many $122K house in Rochester would be my dream home right now when factoring in schools and location. $250K Baltimore county, probably not my dream home when looking at everything. In the pictures you can find online they may look similar, but I can tell you from experience that you can be comparing apples and oranges. You point is well taken, cost of living does truly appear to be comparable - epecially when looking at utilities, heat, water, driveway plowing contract.

But in Rochester I think it's possible to buy more ("more" also includes some other intangibles) with less income.

Now if I pick less conservative property taxes for Monroe county suburb like $5000/year, which is probably pretty realistic and add that into the equation I get the Roch. scenario closer to 30%. Again Balt. County at 37.4%.

Having been looking into property up in Roch for some time now I can vouch that it really becomes a numbers game with almighty property tax; because it has to be divided by 12 if paid into escrow.

I will tell you from experience though that a $250K house in Balt county is not necessary equal to a $122K house in Monroe county. Many $122K house in Rochester would be my dream home right now when factoring in schools and location. $250K Baltimore county, probably not my dream home when looking at everything. In the pictures you can find online they may look similar, but I can tell you from experience that you can be comparing apples and oranges. You point is well taken, cost of living does truly appear to be comparable - epecially when looking at utilities, heat, water, driveway plowing contract.

But in Rochester I think it's possible to buy more ("more" also includes some other intangibles) with less income.
I am sorry that I forgot that I got the mortgage average and income from the census data. I also agree that just because a house cost more does not mean it is better.

Baltimore avg pay $75,730
Rochester average $65,060
(there are 50 estimated openings a year.)

But In your example, if you make 100k and you need to make 84k in rochester to be at equal pay. That will be very hard to make equal pay to baltimore. At the most experience or 10% of mechanical engineers makes 75k in rochester.(data is from nys dol) So lets say you get paid the top salary in rochester for your field, it will pay you about 9000 less than baltimore salary(84000-75000=9000). So you would take a pay cut of 9000 dollars to come here and qualty of life could be lower due to less pay. This is why you can not trust the salary cal.

I understand the if. I asked you what is your defintion of a good job. Most of the jobs here are working class or people making under $14 dollars an hr.

There are many "working class" jobs here as there are with every area in the united states but there is also are large white collar work force. I can't think of too many people with college degrees making less than 14 an hour here.
Also where are you getting that there are only 50 estimated openings in the ME field here? I deal with several companies in the area that have mechanical engineers and can tell you that the figure is very underestimated.

Nys dol says that it is 50 new openings. I have never trusted governement data 100%.
College degree employment I would imagine it is probably 38k to 50k for average pay.

50 new openings as in 50 newly created jobs? Or 50 new openings to include new jobs combined with job openings created by somebody getting promoted/fired/quit/etc?
I wish I could remember how many of these that I've seen were newly created.
