If you prefer the east side, look in the 14609 zip code but make sure the property is located east of Culver Road. Things get dicey fast west of Culver (though the first few blocks west of there may contain some very nice and relatively safe streets, especially towards the north). You can still find some bargains in this area in high $50,000-low $60,000 range but these are few and far between and may require some work. My best purchase was in 2004 - a duplex that generates $1,200 in monthly rent for $59,900. I doubt you will find anything this good these days. There are still many good rentals (duplexes) in the high $60,000 through low $90,000 range in this area. There is also a portion of the 14610 zip code (this zip covers some very expensive areas as well as a tiny sliver of ghetto) that may suit your needs. Look between Culver Road and Winton (east and west) and Atlantic and Blossom (north and south).
Ok, I have a friend who went visiting a few locations beforehand and she suggested me some of them, so I would like to ask your advice about them: Central Park; Garson Av.; Parsells Av.; Glenwood Av.; Locust St.; Primrose St. Your help is greatly appreciated!
Are you sure your friend wasn't telling you streets to AVOID? I agree with Garmin, with the excption of the small easternmost sections of Parsells and Garson...those are NOT streets you'd want to own property on and defintely not live on. Coincidentally 2 of them, Central Park and Glenwood Avenue are my two "ancestoral streets" where my parents who grew up in the city spent their childhoods before the neighborhoods "went bad"
So, what about these addresses? Primrose st., Steko st., Rand st., Titus Av., Summerville dr. Did I get it right this time? Are they a "hit" or a "miss"?
Summerville drve is acutally in the suburb of Irondequoit and not the city of Rochester itself. It's a nice and unique neighborhood (historic, one of the oldest in Irondequoit) on Lake Ontario. The other streets you mentioned are all in an area of the city that while not too bad as far as crime goes (atleast not compaired to areas further south of there)...are all VERY close to Kodak Park...which is probably one of the biggest NIMBY's in the USA.
