Has anyone bought vacant land and constructed a custom home in the area? Exploring this option and not sure where to start.

Should I locate a builder first before surveying a tract, or is a land surveyor sufficient if we like the location? How does a "land inspection" work? I imagine I should probably call out folks from SMUD and city water/sewer?

Looking inside incorporated Sacramento or Elk Grove.

Talk to the bank first about lot loan and construction loan. The banks usually have several Custom builders who do business with them and can give you some names.

You can get an idea of pricing by talking to a couple builders who build the type of home that you are interested in. The builder can usually give you a pretty good estimate on what it would cost and the amount of work needed. Then if it's something you'd like to pursue, talk to a lender to secure financing then locate and buy your lot.
