Hi all, we are (still) thinking about moving from Davis to West Sac, since the homes in Davis are still wayyy out of price range for what you get.

I know that some of you have moved from Davis to WS and I'm wondering, do you miss the downtown, the walkability, etc.? Seems this is the hardest thing to give up when moving out of this crazy town!

Have you looked at Woodland?

If you are looking for a more affordible walkable area, I thought the older parts of Woodland were actually pretty nice and its not that far from Davis.

In 10 to 15 years, the parts of West Sac near downtown Sacramento might end up pretty nice or they might not, its too early to tell. (There is a gang injuction in the area right now) But the people who are buying in the area are buying expecting that it will and hoping to buy into that area while its still affordible. If you are willing to take a chance, then I think W. Sacramento might be a risk worth taking. But if you are looking for a more affordible version of Davis that is pretty pedestrian friendly right now, I would just move to Woodland.

I really like West Sac (I am single with no kids); I had live in Davis for years prior to living in West Sac. There are some greenbeltish areas that encourage walking in in the newer areas (Bridgeway Island and Bridgeway Lakes). I think there are also some in the areas near Nugget Market. Also, I love being close to downtown Sacramento. And last but importantly for me, I can afford to own a home here.

I miss: farmer's market, downtown Davis, the libraries and some great parks. If you have kids Davis is hard to beat.

I think West Sac is fine and up and coming. When the new high school and rec center opens, I think the town will be improved greatly.

The parts of West Sac that are nice right now like Southport aren't really walkable communities. The parts that are walkable right now like close to downtown Sac are still kinda of sketchy.

If you are working in Davis and looking for a walkable community that you can afford, I would look at Woodland, you could try midtown or East Sac as well, but I am not sure that those places are all that much more affordible than Davis. Maybe Elmhurst or Woodlake?

Gang injunction was overturned. The people in that neighborhood really rallied together and the ACLU and a few other pro bono lawyers took up their cause. The DA's case was pretty weak to begin with. Broderick is not a dangerous area. There's just a lot of Mexicans around there and the DA was hoping good old fashion fear of Mexicans and the media hyping up "The Broderick Boys" (a gang that's in the minor leagues of Sacramento's gang scene...) would get him the injunction. It did at first but it didn't take long for the pro bonos to expose how weak the county's case was.

But here's the real irony in Broderick. Broderick was such a cheap area to begin with because it's going to get flooded someday. It literally sits below the Sacramento river. It's a matter of time. One more el nino type winter, and that levee's history. But those real estate agents aren't telling those new home buyers that. So in the end, everyone gets screwed.

I can't recommend Woodland. No one walks as there isn't much to walk to, unless you are in your neighborhood--and this can be done in any town/city! Downtown Woodland needs to be re-worked and the crime needs to be under control again. It's not a place I'd suggest to anyone with the current state of things.

Just my $0.02.

I would still take Woodland right now over West Sac right now. Perhaps they can turn the neighborhood around and in another 10 or 15 years things might be different. But right now, I think Woodland is still a better option than West Sac.

I work downtown and can bicycle from my West Sac home to my office in under 20 minutes. I have all of the amenities that the greater Sacramento area provides as well as the wonderful business and services in West Sac itself.

Woodland, while being a great bedroom community for Sacramento simply doesn't offer some of the great benefits of living much closer Sacramento.
