Best of luck , quite a few of my daughters friends live there and a couple of teaching colleagues. Very nice neighbourhood albeit pricey :-)

I live in Pepperwood - LOVE IT! My kids go to St. John The Baptist Middle School and will go to Juan Diego High School. Pepperwood is great for kids! it has a great community pool, tennis, pickle ball, walking pathways etc. There is a nice mix of homes.... some new and very high end, others have been there since the development started and need a little work. I feel safe and have great neighbors and have met some really nice people who live in the community. I've been in Pepperwood for 5 years and love it.

Not all of Pepperwood is gated, I have a few friends that live on Pepperwood; they're all very wealthy but they're old money, so they're modest about their wealth and will often slum it with the likes of me. I used to live in Hidden Valley which is about two blocks South of Pepperwood and since they're adjoining neighborhoods, the look and feel is similar. Speaking from experience of Hidden Valley only, I'd say the average income of the neighbors I was acquainted with was in the neighborhood of $200k, the age ranges of the people were 40+ and some had small kids, but most had adult aged kids. It was not a common sight to see kids outside playing, even on halloween it was pretty mild. The streets are clean of cars and dirt, the yards are well manicured, the people are friendly, but seeing people outside was sort of a rarity in the two years I was there. That was back in 2003, so things may have changed, but as a single male with no kids, I really enjoyed it out there.

Moved to Pepperwood in March of this year. Feel free to shoot any questions my way.
Lots of kids on our street, and lots of playing outside.
So far a great community, with good school, and killer location.
