From a buyer's perspective, I would say go for it since your community doesn't have a pool. We don't care if a house has a pool or not, IF there's a community pool. If there's no community pool, then we want the house to have a pool - or it had better be priced low enough to make up for it!

First of all, you build a pool primarily for enjoyment. It's going to add at least some value in a gated community with prices at $240k plus. How much depends on several factors. Don't expect any kind of value from an above ground pool. Actually, you might need to deduct the cost of removing it....

We have a pool, and love it! Unless you love to swim, spend time outdoors, don't mind the maintenance, because you love the luxury and fun of having a pool, then do it. It has increased our home in value, very noticeable as well in the taxes we are paying. No regrets here. I can sit in my pool all day with the right beverage easily accessible to me. Hah!!

If your pool makes your home stand out and it sells quicker, I would see that as value-added.
Yeah...I said that kind of tongue in cheek

If you're looking for a monetary value, then I'd say no. Basically, if your whole community has pools and you don't, you need to price cheaper to sell. If everyone has a pool and you do too, you can price on par with everyone and expect an average selling time. If you have a pool but nobody else does, you're really not going to see any value added to your sales price, but you might sell it much faster.

That's definitely value, just not monetary value.
