No, not in Austin.... As long as we still have 158 people PER DAY moving here, prices won't be going down.

San Antonio is seeing similar growth. Austin's tech industry has a $20 billion impact on Austin, versus S.A's $15 billion. I doubt S.A. will ever become as expensive. San Antonio has a larger millennial population, more colleges and college students, than, Austin.

I don't get it when S.A. is seen as not having a young & hip population. How can the 20's crowd afford to live there anyway?

Lots of people don't like Austin. Neither my wife nor I really care for it. Sure, culturally, it has a lot of great draws but it also isn't called the Berkeley for texas for no reason. From an urban planning perspective, the city isn't all that great. Raising a family there isn't that great. Property prices has gotten crazy in the last decade. 1500 sq foot track homes in the hood going for $350k, when $200+/foot prices in just about anywhere else in Texas will get you new construction with top of the line finish out (exceptions being Highland park and the equivalent areas).

One thing that San Antonio has that Austin never will is better highways. We have two REAL circular loops with TWO interstates going through downtown in San Antonio. There will be a point where Austin will be forced to make choices to make transportation manageable before San Antonio.

Austin will probably become the first Texas city with light rail to ease the traffic woes.

Of course you don't get it. They live just as they do in SF,NYC and other premium areas. I did NYC when younger.

I forgot about Dallas. I stand corrected. I guess Austin will be #2.

Gosh, I am completely wrong here when it comes to Texas light rail system. At least I can admit it when I am wrong.
