It would depend on how the condo association, and and deed restrictions are written but I doubt there are any rules prohibiting leasing. The developers know that demand is at least partially driven by speculators, and they would refuse to "invest" in the property with such restrictions.

Just the other night, there was a Nightline (I think) segment on the Florida condo market. Apparently about 70% of the demand there was driven by speculators, not people actually wanting to live in the properties. With the real estate crash there is only a 40 or 50 percent occupancy rate on "sold out" condos. Also the condos are selling for half what some of the investors paid for them, so their only choice is to hold on to them and rent them for what they can get until the market turns around.

The sales office is not likely to help you line up a rental - their job is to sell condos, not assist residents rent out condos they've purchased. Also, keep in mind that they only recently began construction on this building... I believe I saw somewhere that the building would be ready for occupancy in spring 2009. If you're looking to rent in that neighborhood, there is another condo building right behind the Broadway SA site on New Braunfels and Hildebrand. Surely you can find owners leasing out their apartments there, as well as a plethora of homes for rent in Mahncke Park and Alamo Heights.

This makes absolutely no sense....they've had this thing "under construction" with a crane for nearly two years! In that time, high rise residences have been conceptualized, planned, and built in Austin, Dallas, and Houston. What is San Antonio's problem?

What are you talking about? They started taking deposits a year ago and the crane went up this past winter - less than 6 months ago! The underground structure is well underway and just this week they flattened the Kens Texaco and La Calesa restaurant to start building the structure that's going to go across the street. Get your facts straight.

My point was that it's been in limbo for a very long time. I may not "have my facts straight", but if you travel outside of San Antonio, you'll see projects like this are completed at a much faster rate.
