When realtors use Comps, are they using info for similar houses on same street? or same subdivision? Zip code? Can't the general public access same info for a fee or better yet, for free?

Depends on the community and type of home. Has to be within the last six months. For production homes, typically same community. Customs get a lot more detailed and we sometimes have to go to neighboring similar communities. It's the SOLD prices. Not list prices. Public generally doesn't have access to that.
