Riverside County is booming...the third fastest growing county in the nation. Areas like Corona, Riverside, Rancho Cucamonga, etc growing like crazy.

Just wondering, will the outlying High Desert areas of San Bernardino County like Hesperia, Victorville, Apple Valley, etc. continue to grow or will traffic, water issues, distance, etc. slow it down in the future? Seems like it is continuing to grow, but at a slower rate than Riverside County. Your input is appreciated.

Well, my crystal ball is in the shop, but there are reports of at least one high desert city (Adelanto) in San Bernardino County considering disincorporation. Whether that's due to factors in the region or due to Adelanto's own internal issues, I am not sure. There are limits to building anywhere, though.

Ask yourself why it has grown in the first place as it used to be an area with small towns with low populations. The same reasons apply now.

In my opinion, I think you answered your own question. Because of factors you stated and many others, the High Desert will continue to grow but at a slower rate than other Counties

Again, in my own opinion if the fabled train to Vegas ever comes to fruition now that Virgin Trains is in the loop, the area could grow even faster, but who knows. I hear LA Metro is in talks or meeting with Virgin reps about how to connect to the LA area, but just like any major project it can take decades before anything really happens.

Downtown Riverside will continue to be the flagship, economic-engine Inland Empire city for decades to come, but they have not worked hard to achieve this image yet. Lots of land around downtown Riverside are still empty, including Highgrove neighborhood. Will it finally be a tourist city in the near future, with a new hipster West Hollywood type neighborhood?

Gosh I hope not.

If they do build the vegas train then metro link would be best poised to connect it to the LA area. That would be a game changer.

I would say there will be Los Angeles to Las Vegas metropolitan urban sprawl long-term in the future that will be the largest metropolitan area in the United States. Many new homes will be built residing close to 15 freeway. Baker, CA will no longer be isolated. Phoenix area will remain empty and undeveloped along 10 freeway.

Exactly. There isn't any kind of draw out there. I-15 is a mess and CalTrans does not have it as a high priority to add more lanes in the desert. There is no big business center out there and no University out there to draw in the brain power. Plus it is so far from LA or even Riverside (where there is a UC and growing business community).

I'd say San Bernardino gets completely gentrified before Baker even sees a new neighborhood go in.
