Hello all,

We are in the VERY preliminary stages of looking at single-family homes (no condos) in the Temecula and Murrieta area. Our ideal budget is no more than $200K and honestly I don't know if this is totally doable - I found some houses for this price on Murrieta but I am not familiar with the area and don't know if these are in undesirable areas or not.

Can anyone look at these home listings and give me any advice? Is $200K in Temecula or Murrieta reasonable or are we going to find that nothing is available?

I'm sure every one of those is in a fine area, but "desirable" has a different meaning for different people. Personally, I desire cheap areas with easy commutes, but others will pay any price (sometimes up to the price of their sanity and reason) to live in a "name" area. I would think these would cost more if they met the typical definition of "desirable"....but anyway:

Cholla is at the end of a cul-de-sac, but the pictures don't say much.

Leafwood looks very small (inside and out), but I like the trees at the back.

Alicia looks like every other house built in the area during the late 80's.

Falcon will probably sell fast, but I hope you don't like having a back yard.

I like Cardinal Flower the best, but you'll probably hear the freeway when you go outside.

We've been looking in the same areas/ price range for more than six months now. This price point is very competitive with cash buyers beating out every bid- so frustrating because the houses end up selling for less than what we offer in our bids! We are looking to buy with a 20% down conventional. It requires persistance, patience if you bid on a short sale and daily searching of new mls listings so you can get in to see the place first. Good luck- hope you find what you're looking for- as long as it is not the same place we want...haha

All homes you should offer closer to the taxable value listed on Redfin, that is really closer to the true home long term market value. Offer cash on bid, if you have a secured loan going into the bid you have thirty days to change from cash bid to conventional. By then the bank or standard sale, offer will continue with you because they have invested the time and a secured loan (preapproved) is no different than cash. They generally go with up front with cash offers because they are tired of dealing with people that say they are preapproved and are really not up front. They have wasted the thirty day escrow period. Many of these "cash" investors, many switch an contact the seller with the bank preapproved loan information. Cash up front is just a way to lure the seller into picking them over the risky buyer that says they are preappoved. That is way many of the "cash" buyers are working without a middle person (Realtor). They can get the transaction done a lot faster, without one, representing them and deal directly with the seller or sellers realtor. Realtors create so more so wasted time, so they can get the best commission. They are to blame as much from the housing crisis as banks. They were all about taking the nonstop commission. Realtors should be shelved in the history books, like travel agents. People should give themselves more credit and handle their own business transactions.
