Me and the wife were out there this weekend for a Baseball tournament and fell in love with the scenic views.
I like would like to hear from people who live in the area as well as home prices ect......

San Miguel Ranch was one of the places we looked before we bought a house in Bonita. I liked it but in the end it didn't suit or needs or wants. The one thing I like about San Miguel Ranch is there is no Mello Roos tax, even though Eastlake does have the tax. San Miguel Ranch is in between Eastlake and Bonita so I drive through there often to work and go shopping and it is nice. It is clean and picturesque but all tract and cookie cutter though.

When we were looking,, about a year and half ago, there were 2000 sqft tract homes for about 375K, but the lots were small. That may be a plus for some, less yard work if you like.

We ended up buying a few miles away in Bonita and got a big lot with a view. I think the cost was comparative though.

the homes are really nice and priced right but too close together and there are no trees over 3 feet tall. Compared to the other large developments in Eastlake it's the nicest one.

I agree with the others about the homes, they are the standard issue mid 2000s two story tracts (~3500-4000sq footers). Nothing wrong them necessarily. From the outside looking in, it looks like a nice family area tucked in the rolling hills with little traffic on the 125 getting to the 54 or to Otay Ranch.
The view are picturesque especially around sunset taking the 125 to/from Otay Ranch.

Prices there are in high 4s to low 6s depending on area (these are non short sales). This is based on past and recent sales. Not sure how many of these short sales are actually going through, but NE and SW ChuVi was decimated during the housing downturn.
Industry friends that I trust have told me the bidding wars in that are brutal.

I can't deal with a small yard,i love having a huge garden
I'm still going talk to my realtor about it today.
I doubt if it goes anywhere(wife doesn't want a bigger mortgage or longer commute)

Some have pretty big lots, but I am guessing they cost a lot more. Personally I like Bonita better
