Read the lease you signed and do research to find the landlord/renter rights for your area.

I find it hard to believe that it is impossible to repair a roof so who told you it is unrepairable?

Why would your landlord replace a roof they are going to tear down in 90 days. Do you honestly expect them to do that?

To wait out the 3 months or to move out early.
You *are* looking... right?

Depends on how bad it is. The house has to be liveable. If it's bad enough the OP may be able to break the lease.

If the landlord is willing to lease it out and take someone's money, they better be making repairs. Otherwise they should let him out of the lease.

OP, if it's that bad, take photos, get proof etc and talk to a real estate attorney. You may have to just bail and fight the LL in court. Talk to an attorney for a consultation first.

I would nicely ask them to do a temporary repair.

I doubt they will put a new roof up...when they are going to tear it down in 90 days.
