I wouldn't rule it out.. it's a good area for people without young kids IMO - convenient and private / quiet with no thru traffic. Older area and Harry Griffen park is nearby. Kind of one of those pocket areas. Freeway noise is pretty common if you are going to live in central SD area.

Ok, wasn’t aware you weren’t in SD to check out places? I know the general vicinity of the area, and I’d buy there without a second thought. While house hunting my favorite house wasn’t too far from there on Murray Dr. so I got to know the area well.

We''ve been doing scouting trips since 2019 or so. We now know the areas we want to focus on, and if we find something we'll fly in and put eyes on it. We trust our realtor's judgement. She's been 100% on all of her observations.

We DO like the area, it's got everything we need close by. The street is wide, quiet and the other houses are well kept. Having two major highways and a trolley running amok nearby is just a deal killer for us. We actually like the background noise of say the trolley in San Jose. We stayed in a hotel and slept with the windows open and hearing it come through and ring its bell/horn was relaxing. It didn't run on the frequency of the SD Trolley though. We're not expecting to live in silence, we've just had enough of living near highway noise. It sucks..I really liked the house too.

So did you talk your agent about trolley Noise?
IMO the area that your Talking about is a pretty busy intersection, Trolley Noise Maybe, but still far away enough from the freeways that wont hear any freeway noises. I would look for Houses furthest up Amaya St.

We heard the freeway noise while on a Zoom call when she was standing in the front yard. We also saw/heard several trolleys go past the back yard (below the house).

I agree, further up Amaya would be idea.

Found the house on Zillow. Nice house, but your view out the backyard is going to be the trolley, the 7-11, and a busy street. Personally I just hate traffic noise and especially shabby commercial areas. 7 Eleven in this area is basically a grocery store for drug addicts coming and going all night long with their rattly crap cars. I think this house is priced at a discount due to these various location factors. Similar home located a mile north in Fletcher Hills (quiet area, but not really a super nice area) is 50k/more. My suggestion - try focusing north side of Fletcher parkway (off Hacienda Dr.). Almost bought a house on El Pico that had forever views and was really nice. South Fletcher Hills is somewhat of a mixed bag with some shabby homes around Severin and some nicer ones too. We looked at a house on Charles Way which was the perfect home, big view right into the backyard of a neighbor that had some dude living in a trailer permanently. Looked like a straight up homeless encampment. Also would suggest south side of Mt Helix towards Campo Road (Casa De Oro) - a little shabby but similar to what you seem to be looking for.

We liked one area of Fletcher Hills last time we were there. It was definitely not in the southern part and probably as "hilly" as I saw while driving through there. Big difference compared to the rest of FH.

That are you recommended is already on our short list.

We have another house in La Mesa that is on a hill, that we really like.. but we're waiting to hear back from the seller's agent before we offer. One of us will fly out and take a look (we already did the zoom meeting but .. not quite the same) here ASAP if it looks like an option.

This was a house my wife found on her own, and we were wondering why it was so "cheap". Our agent hadn't seen the house or presented it to us as a possibility.

Agree with this^^^^
My only problem is, when you see these houses for sale as of late they usually are so dated inside
I'll use this house as an example. One of the kids i coach on my travel Baseball team lived here, i believe they were renting at the time. Great house on the outside, The inside Kitchen, bathrooms needs major renovations upgrading IMO. I live half a mile from this house.

We're not interested in spending this kind of money and then having to do major renovations or buying anything "shabby". Maybe in a much saner market where I could justify it, and contractor availability was pre-covid....and I had two functioning arms to do a lot of the work myself.

If the kitchen is dated, I usually don't look any further.
