I am moving to the vicinity of Carlsbad. I need property for multiple horses but I have kids in both middle and high school. I need schools where my brightest child can excel, and where my struggling child will get support. I already know that the Carlsbad/La Costa/Olivenhain etc. schools are the best. I can't afford property there. I know Poway is good and has both and I am thinking of that but would prefer to be closer to Carlsbad. I have to keep it below $700K and the further below the better. I do not like McMansions anyway. Any thoughts? And are there any riding trails in these areas or does everyone trailer out?

Vista is not renowned for its schools. I don't think there are many horse properties in San Marcos, but northern end may have some, and those schools are good. I suggest that you also look at Bonsall/Fallbrook.

Are the Fallbrook public schools ok? I've heard mixed reviews and know there is a homeschool school with kids going 2 days a week. Is that a good alternative? Fallbrook has some horse properties.
