Hi Everyone,

We will be relocating (again) back to San Diego in about 3 months. My husband will be working in Rancho Bernardo. I'm familiar with the San Diego area because we lived there from 2003-2007.

I'm looking at homes for sale online, and there aren't very many to choose from. Price range is $800-$1mil. Plus we need 5 bedrooms. The homes that are available go very quickly! Short sales probably won't work for us because we will need to close quickly when we buy. Can I expect to see the inventory increase after the holidays? We'd like to live in the Rancho Bernardo area with Poway schools.

I'm nervous that when we go out to buy our home in Feb., that we won't be able to find one!! Moving is so stressful. Anyone have any insight?

It's a slow season. You should see more inventory (but also more competition) April through July.

The Santaluz area has a few nice homes in your price range. Here's an example:

Your time frame puts you in the end of the slow sales season. I'm sure you will see more homes for sale.

Unfortunately, RE sales are crazy slow due to banks and mortgage companies in disarray. We looked into buying a house 6 months ago, trying to snag a deal near the coast...yeah right.

These banks are holding on to a lot of shadow inventory, especially those in nice areas, waiting for a better market. Plus they are slow to foreclose on nicer homes.

If you have tried already, try Sdlookup and Redfin online.

I've heard there are alot of cash deals going on right now too...which trumps everybody else.
