We love all three for different reasons

The El Cajon home has mountain views from every room, more affordable than the others, and the neighborhood is great. Tucked away
Negatives- No real yard for kids to play and the driveway is a little steep going up.

La mesa area is great, 4th bedroom can be turned into a rental to help cover mortgage, appraised for 27k over asking, a little yard for toddlers.

Negatives- weird layout 2 rooms w living room bath and kitchen on one side and the possible rental w bath and another room behind the kitchen area. Great when kids get older not so much now.

Great home decent immediate neighborhood in a culdesac, biggest yard for kids, possibly turn garage into rental, most of the home was repaired or replaced in 2017.

Negatives- priced around 10-15 over comps but again they have done a lot to the home recently. Neighborhood is not as good looking as the other 2 homes

Let me know which one you would choose and why if you had kids or just any general advice. My decision but I want to see if I missed anything

The first house and second house in that order. The third house at less than 1200 sq ft is tiny.

If your kids are toddlers they don’t need a giant yard.

Good point! I also just found out the el cajon home has foundation issues and they're sending inspection report soon. We figured there would be some issue since the price is low but we'll see how bad and I'll post it

Some tips:

Make sure there has never been any flooding inside the house.
Ask for an air sample test to be performed to check for mold. 25% of people get VERY sick from mold exposure. It can hide in the walls.
Get a REALLY thorough inspector
Check the HVAC for mold too if there is one.

Thanks my first home in el Cajon I was under contract with had issues that ended escrow. Hopefully it works out for them. The hoke is lovely sitting on that hill but I don't think the issues will be simple since they dropped the price from 540 to 505k

Brockton st is the nicest area. La Mesa home, neighborhood is less maintained and somewhat high density. Chula Vista don’t know that area well but it gets nicer up on hilltop
