On the East Bay: Castro Valley, for sure.

Well they were all 3 bedroom houses, but I really didn't think there were bad parts of San mateo. Here's one in Foster City

I was driving around Foster City this evening and none of it looked bad at all.

So I guess maybe Castro Valley.

A fake Eichler. The first thing I'd check on that home would be the condition of the slab / the stuff embedded in it.

I wouldn't buy a $500k home in San Mateo personally. Too small, old, and other problems.

Try South San Francisco west of El Camino. Plenty of nice 1950's SFH under 500k running 1000-1300 square feet and 3+ bedrooms. Safe, decent schools (not as good as neighboring Millbrae but much better than you'd expect). 20 minute commute to San Mateo. For the same money in San Mateo and around, you have to go into the crime-ridden areas near the freeway and the house would be a dump (Trust me, we looked and looked).

There are some big disadvantages to SSF (often foggy, airplanes flying overhead, ugly industrial buildings/strip malls in certain areas) but at least you won't face an epic commute. It's a big compromise but ultimately being close to San Francisco/Peninsula was more important to me. You'll have to make the same choice.

where would you buy then with this budget? Lafayette has lots of very small old homes, but is still a good place to live and people seem willing to put up with a small old home to be in Lafayette.

If the foundation and all the pipes embedded in it are sound then it would be good. Considering going prices in FC, that price is quite low and there probably are issues. Either that or the house is trashed inside (crazy cat lady house, or something like that).
