Look at the income vs home price in these 2 neighborhoods. Talk about perspective...

Sheffield Village, Oakland
Average HH Income: $139,624
Average Home Sale Price: $391,000

Noe Valley, San Francisco
Average HH Income: $137,137
Average Home Sale Price: $1,135,983

Sheffield Village is a wooded, quaint neighborhood located along 580 near the San Leandro border.


Anyway, I would love to see some streets in Hunters Point that look as inviting and well kept as what we find in Frick:

This is where you are mistaken. There are very attractive options in the OPs price range. Among the best in the region on many counts. Good areas in Oakland are much less expensive than good areas in other parts of the Bay and offer good amenities for many types of households.

It is a well-known problem that urban schools are not the greatest across the entire US, so by virtue of living in an urban arean in SF, Oakland, or even San Jose (as well as NYC, Chicago, Boston, LA.....) you'll be sacrificing school quality. This is kind of an obvious statement here.

The neighborhoods in the OPs budget are not "bastions of crime" as has been implied numerous times in this thread.

It might be far to say the areas in the OPs budget in SF are.

Oakland really isn't truly urban though. S.F is, but Oakland is more a small, very small urban core, surrounded by poor, blighted suburbs. So it doesn't offer the same "urban" benefits that S.F, NYC, or even Seattle offer, but it has all the negative urban qualities (poor schools, extremely high crime). Also, Oakland has very little in terms of entertainment or attractions that aren't better in S.F just 8 miles away. In fact, when the Raiders and A's leave Oakland (the Warriors already have), Oakland will have a much harder time attracting tourism as a whole.

Yes, for all kinds of lifestyles. If you want a decent or better suburban environment in this budget, Oakland has a ton actually. If you want a decent or better urban environment in this price range, Oakland also does it better than ANY Bay Area city.

I'm so glad that we were able to uncover that in the course of this thread.

Temescal was in this price range not too long ago, however today the Average Home Sale Price $605,000 in Temescal, up an average of 18% over last year.

For the time being, many Downtown Oakland neighborhoods are still in this price range:

Is "Sheffield Village" in Oakland considered "urban" now? It's probably one of the least urban places I've ever come across, and it's zoned to Thurgood Marshall Elementary (3 out of 10 rating on GreatSchools.org), one of the worst elementary schools in the Bay Area. I wouldn't pay $400,000 to send my kids to a 3 out of 10 elementary school.

Noe Valley is actually urban, and zoned to Alvarado Elementary School which is rated a 7 out of 10 on GreatSchools (not great, but not extremely bad like Oakland's Thurgood Marshall Elementary).

On the contrary, Sheffield Village is a wooded sanctuary nestled away from the hustle and bustle.

I'm glad that you brought that up again though, because it really exemplifies the fact that households in Sheffield Village, while slightly more affluent than Noe Valley, actually pay 3.5 times less for a house. That is AMAZING, especially because these 2 areas are about 20 miles apart. Which means that a person in Sheffield Village could and would ENJOY EVERYTHING SF has to offer, but then retreat to a quiet, wooded, beautiful quaint family-oriented neighborhood across the bay, seemingly a world away, yet right at the city's doorstep. LOLOLOL
