Ditto on Pleasanton and Livermore. That area is downright upscale now.

This trend is only because of proximity to Silicon Valley. In 20 years suburban Alameda County will become more Ghetto while Contra Costa will become more upscale. The urban core of Oakland and Berkeley will gentrify.

What is suburban Alameda county to you? Some of it is close to SJ. Your posting above doesn't make sense??? Oak/Berk have been gentrifying or are gentrified for a while now. I think you may be a few years behind. Parts of these cities are exclusionary zones (meaning only the wealthy classes can afford).

Inner East Bay cities of San Leandro and Hayward and Outer East Bay Cities of Dublin and Pleasanton. In short term are becoming expensive due to proximity to Silicon Valley but over development and immigration will cause them to decline in the long term. Dublin will turn into Fremont and Fremont into West Oakland. Contra Costa will become the new Marin/Peninsula.

Proximity to SV will continue to drive the prices up. More likely Dublin will go down the tubes as the lower income people get pushed out of Fremont and Hayward. Isn't that how it usually works?

Agree.

And the bay-weather at some of these Inner East Bay cities (Alameda, Hayward, Union City, etc.) are very nice.

It seems kind of pointless to do a county by county comparison given the size of each county and each county's own economic diversity.

I am just going by my observations but a lot depends on the future of the Tech Industry. The areas that are desirable are either urban or suburbs that have charm. I see track housing suburbs as the slums of the future.

Yes. Dublin is already pricey now overall. People will get pushed into Hayward and the les desirable parts of San Leandro and Oakland.
