I have a job in Emeryville, my wife is interviewing with a job in Daly City. We both will need to be in the office 3 days a week. I can do BART, but I don't want my wife to have to. We have always lived in the suburbs, but are okay to try something more urban. We have a small dog, but the kids are all grown up. If we just had my job to go off of, we would move to Bay Street or Watergate in Emeryville. Any suggestions on areas to look at that will be best for the commute for both of us? To work from home on our remote days a studio won't work, and even a 1 bedroom would be pushing it. Budget is max $5k/month.

You don't want her to commute to Daly City via BART? How else is she supposed to get there? Driving is challenging. It depends on what the traffic patterns are like now, post-Covid. If she can have a flexible schedule, that would help, but still--it's a long drive. Even if you lived in the east side of SF, you'd both be taking BART.

So...you could choose a location close to her work: Pacifica (it's foggy, but there's a sunny part, too), south San Francisco, San Bruno (airport noise), or Daly City itself. Or in San Francisco near Daly City: Balboa Park, Ingleside, Crocker Amazon. Then you'd have a long BART ride.

I don't see any good choices, let alone affordable. The only thing between DC and and Emeryville is San Francisco and Oakland. Pick your poison. F cost and D crime, of F crime and D cost.

Way back in the day, maybe Alameda was affordable.

Technically, there are apartments on Treasure Island but they propably take forever on a waiting list to get, are dubious cost, and do you want to live isolated like that? I mean, it was very quiet there when my friends lived there but I have no clue how the crime is these days.

OOPS, I see the apartments are closed, so I guess no more housing on Treasure Island.

Good luck. Brutal decision.

How bad does your wife need sleep. Live in the one good area in Richmand and Bart in a long commute.

Things to consider.

Who is the primary breadwinner? If your job provides the primary income, the wife should look elsewhere.

Who is currently employed? You said you are currently employed. Can't the wife look in Oakland or elsewhere? Why is she looking in Daly City?

She can look east as well, into Walnut Creek and Concord.

OP, just to give you some ballpark figures:
3 br. house, Pacifica, "near the beach" (foggy): $3500/mo.
2br/2ba townhome, Pacifica: $3900.
3 br. flat in subdivided home (duplex or triplex), Crocker Amazon: $3900

So, it looks like you should be able to find something well within your budget,with plenty of space. Your main consideration now is, can you handle riding BART from the Daly City area to Berkeley or Rockridge (first stop in Oakland), then taking a free shuttle to Emeryville.

My wife has looked everywhere but because she has no HR experience in California (very unique laws) most employers are skipping her application.

Pacifica sounds nice, but that’s not really splitting the commute like I imagined. Using google maps I was looking at Rincon Hill area as a half way, but not sure if the calculated drive times when I use “leave by” are accurate.

Well, I was thinking, that to split the commute in the middle wouldn't address your preference of having your wife avoid taking BART to work in Daly City. BART would be the most efficient commute for her from Rincon Hill, but I guess you were thinking she could drive? It would still be a long commute. Rincon Hill gives you a short commute, and her a long one. Potrero Hill would be closer to a 50/50 split. A 2-br. there would run you around $3500 give or take.

I don't know what SF freeway traffic is like now, post-Covid. If a lot of people are still working from home, maybe it's not bad. And both your and her commutes would be in the opposite direction of prevailing traffic.

it's going to be terrible for whomever has to make the trip--traffic is still horrendous getting to/thru downtown to the bay bridge during evening drive times. I hate it.

Forget about Rincon Hill. Its in a corner of the city and your wife would have a commute with a lot of city traffic.

I suggest looking near Glen Park, Balboa Park or Daly City Bart stations. This will give you a direct Bart connection to the East Bay and an easy drive to Daly City for your wife.

Avalon Ocean is very close to a Whole Foods and several restaurants on Ocean Ave. It is also convenient to Balboa Park Bart.

From Balboa Park it takes 31 minutes to get to MacArthur Station. The shuttle to Emeryville is at MacArthur Station.

88 Hillside is also convenient to Bart in Daly City Bart. They have 2 bedrooms around $3,500 but it is not an exciting area.
