Hello,

I'm looking at places to live and found a place near 22nd street and Dolores which it seems is on the border of Noe Valley and the Mission. The only concern I have is overall safety in this area. Can anyone comment to that?

I'd say that area is one of the safest parts of the Mission. It's pretty heavily gentrified, and is far from any gang territory, or any big busy commercial strips. It probably has more in common with Noe Vally than the rest of the Mission.

That's a pretty nice area! I don't imagine you'd have any problems there, and I personally think the Mission is fine too (unless you're a Latino gang member, lol). My step-sister lived around 25th & Dolores for a while, and was very happy in that neighborhood.

isn't that area in the epicenter of gentrification in SF? thats what it looked like when i visited. I saw fancy cafes, restaurants, next to not so fancy places of business. I saw hipsters and yuppies walking around like they owned the place.
Reminded me of a neighborhood in Brooklyn called Williamsburg.

It was "gentrified" many years ago, before they changed Army St. to Cesar Chavez... it was never a horrible part of town, though, just a bit run-down. But that exact part of town has always been closer to Noe Valley, both in geography and attitude. I really like it there, and would totally live in that neighborhood if I could - not because of the yuppies and hipsters, LOL, but just because it has some beautiful old homes & parks. I also love those crazy hills!

It's one of the sunniest for sure, but I think my neighborhood (Bayview/Candlestick) gets a little bit more. I personally miss the fog from living in the Sunset & Pacifica, but if you like sun the Mission is perfect.

A related question - after years of living on the peninsula, I'm finally moving to the city, around Guerrero and 24th. Since I've stayed with my boyfriend, who also lives on the edge of Noe Valley and the Mission, over the past two years and have seen the neighborhood, I'm not so much concerned about personal safety as about car theft and burglaries. Is it problematic this close to Mission? I usually end up parking on Church when I visit - is it better to continue doing so and walk over from there?

If I was going to live in that area, I would drive a beater so I wouldn't mind if someone decided to crash into the parking space behind me. Walk down any street in the Mission and you'll see an unending string of ruined cars.

Yes, car break-ins are most likely going to be a problem there. It's still pretty close to Mission. Honestly, though, I don't think even parking on Church will protect you. My best friends live at 16th and Church (granted, eight blocks north, but not much of a difference in neighborhood feel) and have had their car broken into countless times, even though there's nothing to steal. I'd never live anywhere even close to that part of the city without a garage to park in.
