Will be in Sarasota in about two weeks for possible relocation. If we move, I would be interested in some multi family properties. Can anyone suggest agents that "specialize" in that field. I'm more interested in someone who handles investment properties as a major source of his/her buisiness. I would also like to get any info on agents that specialize in the sale of single family homes. I know there are many fine agents, but recommendations are always a step up from the yellow pages.

There are a couple regulars here on the board and all seem to really know their stuff. I just listed a piece of property through Soflgal and she is VERY nice to deal with.

I have 11 rental properties currently. It's pretty hard to get anything in the Sarasota area to cash flow very well. I would suggest you look a little farther south in the Port Charlotte or North Port area. I picked up a home a few months ago in Port Charlotte for $18k and put $5k into it and I'm renting it for $700. I have a duplex that I paid $30k for and am renting for $1200 per month. Another home in El Jobean I purchased for 18K as well and am renting it for $600. I have a newer duplex in Englewood that I picked up for $65k and am getting $1500 per month. I'm out of the game currently because I have college payments due

There are also some deals in North Port. You can buy a home for around $80k and rent it out for around $900 or so. Depending on location and size.

Then you have commercial, which is plentiful but that's a whole different animal.

It just depends on your agenda, what you want to spend, etc.

Most of the Sarasota agents I know that deal mainly in residential properties for investment purposes are also investors themselves, so while I could give you some names, you'd have to keep that info in mind when dealing with them. There are still some deals around Sarasota but more so in Bradenton on duplexes and triplexes - you just have to know where to look as they are not always listed in the MLS.

If you're interested in larger investment properties in Sarasota or Bradenton, I can give you the name of a long time commercial agent that really knows his stuff.

By the way, there is an informal group of real estate investors in Sarasota that meet every Wednesday for lunch at a Chinese buffet at the corner of Bee Ridge & McIntosh. They used to call themselves the Wealth Builders but have changed the name and now have their own web site: Sarasota Real Estate Association Homepage

I know several of the investors that belong to the group, as well as some of the agents that are members. You might want to check them out.

Sarasota has a lot going for it. A very good investment and now is the time. North Port has nothing going for it, it's where people go if they can't afford to live in Sarasota. No employment there or Port Charlotte which is on a river, no real beach. A lot of trashy areas. Cheaper to buy, but no tenants that can pay rent timely. I would look at the stretch from Venice to Sarasota.
