I recently bought a house in Bradenton for my son. I really love this area and would like to buy another house and turn it in to vacation rental. The place where I bought has a restiction on vacation rentals. Are there any other sub-divisions where weekly rentals are allowed? I talked to couple of realtors but didn't get much information.

I would check with rental agencies or look for weekly rentals online and then you would know the neighborhoods that allow weekly rentals.

Most subdivisions with deed restrictions are going to have rental restrictions, such as minimum 6 month lease. Your best bet would be to look for homes in neighborhoods without deed restrictions.

What part of Bradenton were you considering? Northwest, closer to the beaches? Or south, closer to Sarasota and the airport? Several of the older subdivisions off of Cortez or Manatee Ave that are in NW Bradenton do not have deed restrictions. If you can give us an idea as to preferred location and price range, we could suggest some neighborhoods or areas to try.

Are weekly rentals of houses allowed anywhere besides Anna Maria Island? I am not aware of anywhere in Bradenton or Sarasota where you can rent a home by the week. Certainly not in my neighborhood.

In June of 2011 Gov. Scott signed into law House Bill 883, which prohibits local governments from restricting short-term rentals. The law states that counties and cities that do not already have rules against residental vacation rentals (30 days or less more than 3 times per year) lose the ability to regulate them.

Sarasota county already had an ordinance restricting short term rentals in place at the time the bill was signed into law. Manatee and Charlotte counties, however, did not. So apparently, under this law, if you buy a home in Manatee county that is not restricted from short term rentals by deed restrictions, the county cannot now make ordinances banning them.

Few months ago, I bought a house in LWR area for $116,000. It is a #BR/2BA single family with 1400 sq. ft. For vacation rental, I am planning to spend around $130K. I am planning to buy something close to I-75 (near route 64, 70 or University Blvd). I know that this area in not close to beaches. But, this area has easy access and close to shopping. Another reason is, if vacation rentals doesn't work out for me, I should be able to use it as a regular rental. I believe that I have done enough research. But, I may run in to unexpected issues and my plan B is to convert it to a regular rental.

I never thought about properties off of Cortez/Manatee. I will look in to those as well. Thanks for the information.

The zip codes for the NW Bradenton areas I mentioned are 34209 and 34210. Here are some subdivisions that you may want to check into. I know some don't have HOAs but I will have to check out a few to make sure. Most of these are older neighborhoods, so even if there are deed restrictions they may not necessarily address rentals.

Cape Vista
Golf Club Gardens
Sagamore Estates
Century Estates
Cortez Estates
Village Green - they do have a voluntary HOA, not mandatory
Cordova Lakes
Idle Acres
Pine Heights Ct
Harbor Woods
