To lower dollars per square foot:
- use carpet instead of hard wood or ceramic tile
- select a floor plan that doesn't have many corners & bumps on the exterior walls
- building a bonus room space over the garage is inexpensive & encouraged
- avoid complicated roof designs
- use cement instead of brick pavers for driveway
- use asphalt shingles instead of clay tiles on roof
- bathrooms are expensive so a 2 bath or 2.5 bath will save vs. 3 bath+ even though total square footage is the same on each home
- use vinyl siding over brick or stone

Default North Port

I am building a new 2600 sqft home in North Port area. I am quoting project now. When completed will post my budget. I have my house plan in CAD file but need a local structural engineer firm to review and provide Eng Stamp. Can someone provide names. Also what might be estimated cost?

are you self building or using a contractor ???

a contractor should get this done for you....if self build , who did your CAD plans ?

prices are -as expected rising- Plywood +20%, Lumber varies, concrete +7.5%, granite +20% and subs too

we are watching it carefully but expect to have to raise prices in january

we just had one built, by a national builder, 1972 SQ feet. We had the whole house tiled except for bedrooms. Granite in the kitchen was a must as we love to cook. Got a few decent upgrades, nicer faucets, step down shower, extended garage, extra outlets in the garage, some things are worth some extra $$, neighbors have laminate throughout on counters, and vinyl floors, it just screams tacky but hey they own a home like us as well. Extended garage makes a big difference.

$220k sounds low for a 1900+ SF house, including land. Where is the community? Who was the builder?

like I said we just wanted a safe house, nothing custom, in a decent community. price after we got done w/incentives etc was about $218000. Pulte was builder, in Harrison Ranch in Parrish, off of 301. we have no children so school districts weren't a priority.

All these big builders seem to have their issues, Pulte is no exception, so far so good, only concern I've found so far was a hairline crack in the cabinetry under the kitchen island, and landscaping wasn't so great in terms of the quality of sod that was used, especially in the back of the home, looks sparser than the hair on my head but overall house is nice, and we are happy we bought where we did.

Builder covered our closing costs as well, I know that was priced into the home but it was nice not to have to come up with an additional $10k on closing date.

Houses across the street are being built by Neal, a little more $$ but the HOA is substantially more as well.
