Personally i would buy less $$ house and get nice boat

Or buy for location --meaning close to beach as possible--and rehab if older property
That would be more problamatic and insurance more important closer to Gulf

Sarasota County offers a wide variety of demographics charts and info on their website:

While our population mix is changing, millennials is still a small group percentage wise in Sarasota. The largest group falls between the ages of 50 and 74. The population mix is slightly younger for Lakewood Ranch, LWR has a median age just under 47, Sarasota's is 52.

While this is from 2012, still some interesting statistics on Lakewood Ranch (zip code 34202):

Lakewood Ranch and other nearby new construction neighborhoods are definitely having an impact on the population and demands for schools in eastern Manatee county:

My suggestion to the OP would be to look at Lakewood Ranch but also at a variety of other new/newer communities in the same general area but outside of LWR that may also tick most if not all of their boxes for a new home, make comparisons, then determine what best matches their needs and wants.

Your child has to have a certain I.Q. score to get into Pine View. Most families around here are not living in a $500k house - your neighbors will be mostly rich snowbirds in the pricier neighborhoods. I would say most families live in a 200 to 400k home.

Watch out for the gated communities - most of them do not allow basketball hoops, some do not allow you to park your car on the street at night - frown on kids making noise -

For the money you have you can get a nice huge home on acreage and not have to deal with people being annoyed because your child left his bike out.

Most children make friends through school and after school activities - most neighborhoods here are safe for kids - just not overflowing with children.
