I figured I would start a separate thread for this. The Shoppes of Wicklow Farms goes before The Planning Commission February 23, 2016. Here's a link to the site plan, staff report, and maps. Staff is recommending approval of the site plan.

I don't really know. We know from the most recent SMN article that the developer was in discussions with a grocer not currently in Savannah. I don't think it's Aldi or Trader Joe's. None of the building footprints match their prototypical layout.

German retailer LIDL has entered Georgia and is actively developing in Augusta. Their stores are around 30,000 SF... The space that is 29,896 SF is oddly specific. I'm guessing a retailer has been nailed down for this space and it's their prototype.

Stores that typically are around 25,000 - 30,000 SF include TJ Maxx, Home Goods, Marshall's, Ross, Golfsmith, Bed Bath & Beyond, Sports Authority, The Container Store, REI, Haverty's, Ethan Allen, Michael's, etc.

I have a feeling that this shopping center may have some duplicate stores meant to serve Downtown, the Eastside, and the Islands, whose residents currently shop on the Southside or in Pooler.

Germany-based discount grocer Lidl prefers standalone stores of 36,000 square feet in dense populated areas. The Shoppes of Wicklow Farms would not allow for a standalone store.

A potential grocer is a supermarket who participates in the area, does not have a store in the East Victory Drive trade area, and has a 28m (28,000 square feet) prototype. It would be Publix.

I read an article this morning in Chain Store Age, which is a journal popular in the retail industry. It's about Whole Foods new discount version called "365" (which happens to be the name of their existing generic brand). The article mentions these stores are about 30,000 square feet and the stores already announced are near existing Whole Foods. Locating near an existing Whole Foods actually makes sense from a distribution and logistics standpoint. Read more at the link below. They're estimating 1200 of these stores, so it's not out of the question that Savannah could get one.

Whole Foods Market would be wise to open a few 365 stores to see how well they perform and are received before considering additional stores. It has work to do with its finances and its stores' performances.

I'm actually pretty certain the grocery that will end up here will be a Sprouts. Look at this prototypical floor plan compared to "Major A" on the site plan. Sprouts average 30,000 SF, as well.

The potential grocer at the Shoppes of Wicklow Farms will be either a supermarket or a specialty organic grocer.

Has there been speculation of Publix seeking a site along East Victory Drive for an additional store?

Development OK'd at Savannah's Johnny Harris site; public voices loud disapproval | savannahnow.com

For what it's worth, and of course, I haven't seen construction documents beyond the schematic design, I do think it's possible to build the main anchors and the shoppes to the South, as shown, all while salvaging the Johnny Harris building.

Of course, anything is possible, but none of the players are interested in doing so.
