Hi I'm a teacher-music and teach middle school right now in NJ. I'm looking for an area that has:
1. good school music programs
2. low crime
3. suburb
4. the arts somewhere nearby
5. beaches
6. nightlife as I'm single
7. a variety of churches
8. friendly people
9. SUNSHINE year round!!!!
10 Where I can build my own home

I know this is a lot but I have 2 friends who moved to Charleston and love it. Any suggestions? I'm also open to Savannah Georgia and the area. (I lived in Tallahassee FL for 2 years and was spoiled by the year round sunshine, warmth and Southern hospitality, making it hard to go back to NJ again).

Oconee County outside of Athens, GA. It has everything you described.

Not Brian, just fits what you are looking for. Not much snow in Athens. Might get some flurries a couple of times a year. Beautiful area and has a great climate.

Maybe a little more than flurries. There were several inches this year. But it's not known for its snowy climate.

How far out?
It got too expensive for me to stay.
But maybe for a younger person it wouldn't be.
And out in the county are some really beautiful places.

They got a few inches of snow one time this year and it was heavier than normal. Ususally just a couple of dustings a year.
