Has anyone here used a Seattle based "Hard Money" lender for a principle residence mortgage? I have found many HM folks for commercial or non-owner occupied projects, but thats not what I need. For those not familiar with the term it is a mortgage market technique that loans private money to individuals who won't otherwise qualify for a traditional mortage, but for a higher percent. That current price could be 9 or 10% which is an incredible return in todays market, if you have investment cash and can manage the risk. These are typically short term mortgages with high LTV ratios. Please PM me if you have a recommendation, or post here if you have an experience to share. Thanks.

Eastside Funding is a huge hard money lender around here. They are at every trustee sale(home foreclosure auction) willing to loan money to people buying foreclosures at the auction, something traditional lenders don't do.

@Ira5000, thanks. I thought they only did inventment property, not owner ocupied, but I'll check them out.
