So how bad it is really? Is it an unsafe neighborhood then? The apartment complexes I'm seeing up there seem to be really nice, but that doesn't really tell you much about the neighborhood.

No, it's not unsafe. I live 2 miles from downtown Ballard and it's our primary entertainment destination being that it's less than 5 minutes away. The rapid increase in density has caused some growing pains and a lot of longer term residents are put off by it. You hear a lot of "what the heck is happening to our quiet old neighborhood?". The biggest issue is around the highly visible homeless population. In particularly the 'car campers' are prevalent in the lower industrial areas and sometimes in the lower residential areas as well. But by and large the neighborhood is pretty affluent and the surrounding single family neighborhoods are in high demand. The second complaint you hear after 'to many homeless' is 'too many yuppies'. I will say one of the reasons we chose to live in on the edge rather than in the center is because we wanted a quiet place near, but not in the middle of everything.

FWIW, the neighborhoods along the sound to the west of Ballard are some of the lowest crime in the entire city.

@mkarch - sorry I wasn't too clear there I think. I meant the Totem Lake area in Kirkland, just how "unsafe" it was.

Ah, in that case no as well. Totem Lake, being East of the water (and mostly east of 405) just isn't upscale. It's more like Bothell.

I just stumbled across an apartment complex that seems too good to be true for the price - which makes me wonder just how bad the neighborhood is. :-) Do you know anything about the Shangri-La apartments at 538 Lakeside Avenue South Seattle, WA 98144 ?

Those must be the ones Niles lived in.

That neighborhood (Leschi) is great IMO. Great location.

The apartments? I have no idea. Those prices should be high enough to keep out most riff-raff, however.

The neighborhood is fine. The Shangri La is an older 50s building right on the lake.

I haven't seen it, but the Wikipedia entry makes it sound promising...

The upside to that area is that it is right by the lake, and the view is GORGEOUS.

The bad news is that there aren't many services in that area. Make sure to drive to the grocery store, as it is too far away to walk.

Beyond that, though, the area is quiet. You should check it out!

Leschi Mart is within walking distance, with a great selection of wine and house barbecued meats. There's no big supermarket within walking distance.
