You need to balance income security/insecurity against buying into a roller-coaster, over-heated, speculation-driven, boom-and-bust, bubble-and-panic economy/market. Will your income, your job, still be there after the air comes out of the balloon?

The lack of supply in the face of strong demand is indicative - too few want to sell because they are expecting even greater gains, that is, until that expectation evaporates, at which point too many will want to sell to, suddenly, few buyers.

Or too few want to sell because they have a great interest rate, the next house would be more expensive and not as nice as their current house and using some of their equity, they can remodel and make their current house closer to what they really want.

Was it you, who posted a listing a few weeks ago, of a beautiful property somewhere in that south end of town, or maybe just beyond the south city limits, that showed an elegant modernist home with full basement, situated in a park-like, well-treed lot? My recollection was, that that was remarkably affordable. If you recall the listing, what part of town (or what suburb) was that in? It was amazing!

That was probably me. It was a block or so from Kubota Garden Park in the Rainier Beach neighborhood. It was an isolate - the surrounding properties were mostly un-treed.

Here's a real "bargain":

They bought it at the end of March for $180,000, put a new front door on it, then listed it for $280,000 (Zestimate = $304,000).

Yeah see thats crazy , no thanks .
That's all I am finding as well . Houses that are wet and practically see through/condemned . I don't do bidding at all for one . Never have never will , I am not desperate to live anywhere, thank goodness we are at least somewhat flexible .

I don't doubt it. How much would it sell for if it was in Maple Leaf rather than Rainier Beach?
