I have a granddaughter on the way in the Broadview neighborhood of Seattle. I am considering moving to WA this time next year from my current location in Knoxville, TN. I realize I would be moving to an area with a much higher COL and this is going to limit my options. I absolutely love Edmonds Bowl and think it would provide activities for me.....but not that much seems to come on the market, particularly in my price range. Are there any other areas that are walkable and also have community activities that are easily accessible and would appeal to an older person? My thought is that I am tired of the upkeep of a single family home and might like to try condo life....which would also make more financial sense. Any thoughts on where to look? At first, I was looking at an over 55 development in Lacey, but I think the traffic through Seattle to visit/help my daughter would be pretty nightmarish. Although my ultimate goal would be to buy, I am considering whether it makes sense to rent for a year.

Hi JO, Congrats on your coming granddaughter, that’s great! My sister lives in Nashville and my niece and nephew are both attending University of Tennessee right now. Yes, it is hard to beat Edmonds Bowl for the reasons you mentioned, there certainly would be more affordable options in Lynnwood and still put you within easy reach of your family. Northgate is also an option where quite a few condos exist, and would give you the added benefit of light rail.

Thank you! I am very excited about the baby news! I haven't been very active on here for awhile, but I remember you from when my daughter was first buying her home in Broadview! They have been so happy with their house and living in Seattle. No chance of luring them back to Tennessee. I have only been in Knoxville since 2018, but have found it very easy to make friends here. I am a bit worried about finding the same sort of community in Washington. That is part of the lure of Edmonds.....the town center facet. I am also wondering how much I should prioritize air conditioning. I have read the stats on the Seattle area and the lack of a/c, but I am wondering if, after last summer, it has become more essential and are more people making A/C a priority in purchasing homes?

Good morning! Yeah, not many places provide that town core that Edmonds Bowl does, very friendly place too. You’ll survive without AC but it will be unpleasant for a few weeks during the summer. We’ve grown to like ours, that’s for sure. Added benefit is that we’ve been able to keep the windows closed during the times that Seattle has had smoke from forest fires in Canada and Eastern Washington.

Thank you sooo much for the links! My daughter rented a house in Bothell the first year she lived in WA, so I am a little familiar with that area. We went to a winery in Woodinville and walked on a greenway, which was nice. I had never seen pedestrian flags at intersections before. That was pretty cool and it looked like a nice area. I am really going through some mental gymnastics on the level of downsizing I can handle in one leap. I think a 2 BR in the 500k range with about 1,000 sq. fit. might be a sweet spot for me.

You can always hook up an a/c (window unit or portable). That's very common here, so I wouldn't sweat it too much.

Have you considered the Crown Hill/North Ballard, Greenwood, Phinney Ridge area?

Edmonds bowl has always been pricey and once you leave it, you get some older, somewhat run down burbs around Edmonds and Lynnwood. It was all developed as random housing developments built into the woods from the 1950s to 1990s. It's hilly and many of these areas aren't easily walkable. Crime has been increasing in the Lynnwood areas that border Edmonds. Lots of traffic on the arterials.

So my point is, once you get out of the Edmonds bowl, it's not that nice. Probably best to live in another town center if you can't be near/in the bowl.

Oh, yes, I had forgotten about the smoke. My daughter has sent photos of it. In a pinch, I could stay with her on the hottest nights, they have AC, but it seems that it will be a feature more and more in demand when it comes time to sell.
