New investor trying to decide whether to buy in south grand area 63104 zipcode. Due to market conditions thinking of going cash. Nervous as would then need a renter immediately. Any advice? on properties, financing, programs, management agencies and fees, rental tendencies in south grand areas. Thanks in advance!!

Some parts of 63104 are great, and some parts aren't.

Generally, the South Grand area is good area for rentals because it attracts a lot of college students and hipsters. Whether a certain rental property will be profitable will depend on a lot of factors, mainly the condition and size of the property and its proximity to Grand. Your real estate agent should be able to guide you on that.

I agree with TGS that 63104 covers a lot of area and we'd really have to know where specifically the property is to make a better reccomendation.

I also agree that a rental would get you mostly students. Property is still relatively inexpensive, so the young professional crowd tends to be buyers, not renters.
