Also, do you think Fayetteville-Manlius area is over valued? It appears that way to me.

Where would you buy if you had about 200-400k to spend on a primary residence?

Whoa! Before I answer, what EXACTLY are you looking for in a neighborhood/community?

As for F-M, it actually has a range of price points and isn't completely high end. Look in the villages or the area just west of the Town Center for more affordable areas.

As for where to buy, given some of the areas already mentioned, an area like the DeWittshire/Orvilton area of the Jamesville-DeWitt SD has that old money look with sidewalks just outside of the city, but still close enough to colleges/hospitals/shopping/Downtown. There are shops/a grocery store/synagogue in that area along East Genesee Street that you "could" walk to as well. https://www.google.com/maps/place/E+...d4c8fa1194a1a2

You also have a pizzeria, an ice cream shop(with Kosher options), a couple of Chinese restaurants, a couple of Indian restaurants(one that is also a market), a dry cleaners, a tailor shop, a laundromat, a bar/restaurant and a health food store in that area. For others, Moses DeWitt Elementary School is in that area as well.

With that housing budget, you could live pretty much wherever you want to.

Just to add, by looking at the bike lanes and neighborhoods mentioned, the Meadowbrook/University area of the city would be a good area to look into. Even the area of DeWitt that I mentioned could also be a good fit, in terms of a suburban area.

What may be nice, if you wanted the Meadowbrook area is that there is this park near the end of Meadowbrook Drive: Barry Park | Syracuse Parks


It is a nice park where you may see people walking the trails, play Basketball or Soccer and just playing on the playground. It also has a small library house of books near the park for people to read as well. Also off of Meadowbrook Drive, you could veer off down Nottingham Road to this shopping area, which is only a few blocks or so east of the park: https://www.google.com/maps/@43.0285...1!2i40!6m1!1e1 There is a pharmacy, hardware store, insurance agency, a tanning salon and multiple restaurants. There are also a couple of banks, a frame gallery and liquor store right there as well.


If you go a little further down Nottingham, you have this area: https://www.google.com/maps/@43.0222...1!2i40!6m1!1e1 That has a grocery store, another pharmacy and behind that is a pizzeria, pet clinic, optician and a UPS store.


So, you actually have quite a bit in that area.

Meadowbrook is appealing...its closest to the University and the housing is slightly more affordable than Sedgwick, right?

Yes, you can find some homes in that are under the budget you presented in the thread.


Just curious, but are you looking to live in the area? I ask because the area could appeal to employees of not only Syracuse University, but those that work at Le Moyne College and the hospitals in this area: Welcome to University Hill!

Mr. Joey A, Scottholm is in that area and as mentioned, it is very similar to the other 2 areas. Meadowbrook is a nice, solidly to even upper middle class area on the city's East Side.

Another area you may like that I think is underrated is the Shotwell Park area of Eastwood. It is a solidly middle class area just SE of Sedgwick. Another nice area that you may like in Eastwood is the area just east of Midler/south of James/north of say Caleb and to the city line to the east. There is a name for that area, but it is slipping my mind. It is a well kept area, that you would overlook if you aren't familiar with it. Actually that whole area in between James and Caleb is generally alright to very nice.

Even the Valley south of Seneca Turnpike is a nice/solid area with streets with homes that have an old money look. Same with parts of the Court-Woodlawn area north of Grant Boulevard on the North Side and even Tipperary Hill(as well as even the West End)on the West Side. Winkworth is a nice outer SW neighborhood that has a more standard suburban feel that blends in with the part of the area in the town of Onondaga/Westhill SD.

Contrary to what you may get on forums or even on here, there still quite a few areas of the city that could or would be perfectly fine, especially in your situation. You just have to be careful of people generalizing a whole side of town, as each are almost like small cities within a city in terms of the type of neighborhoods and it may be a matter of degree in terms of size/degree.
