RFP below - I glanced over it, but have not read it thoroughly. I do not see language referencing any LEED certification standards, which I would prefer. I do see a request that the project blend in with the character of Franklin Square (page 14); accomodation for public access; smart growth principles and; consistent with the Canal Recreation Plan, which I agree on all counts.

My only concern about the success of project submittals is the credit markets. If the banks continue to hold back on lending, I doubt the RFP process will be a success. Perhaps Sutton-Norstar will step up to the plate again with their original proposal. I doubt Pyramid will submit a proposal this time, but you never know. Even if they did, I doubt the Canal Corp. would accept their proposal.
Looking back, it is too bad the Sutton-Nortstar project was not originally selected over the Pyramid proposal. The S-N project was primarily residential with some retail. It could have easily evolved into a larger mixed-use development over time that included a hotel as the Pyramid proposal envisioned. See below.
