Thanks for posting this and I had never give it a thought to think about the pesticides and other things to keep up a golf course.

Some private community golf courses were during the housing down turn also opened up the public to make some money and that is not what every thought when buying on a golf course or in a golf course community.

Some golf course communities also have high transaction fee for when a home owner is selling their property.

Saddlebrook has a transaction fee to the HOA of $ 1750 for just selling a condo and often buyers have to pay it.

Grey Hawk at Lake Polo has a $ 3000 transaction fee to the HOA upon selling.

As far as a I know this fee is not even allowed but without anyone doing anything they keep charging it. This is a fee aside from estoppel fees, and some HOA charge that fee already double since we had in the past that they charge a fee to the buyer and one to the seller but most HOA's don't do that.

Most agents will list the transaction fee and if they don't and it is nowhere disclosed than the seller is responsible. We had that with one sale that after the executed contract the $ 3000 came up and the agent tried to get our office to pay for it or the buyer but we declined and the seller or their agent ended up paying it since it needs to be disclosed upfront.
