I want to replace an old roof. Its one of those concrete tile roofs. I want to replace it with a standard shingles roof. grey color. I looked on the pinellas property appraisers site and the house size is 46 X 25. The roof is completely shaped like an upside down V.

Total Living and Garage is 1,277 sq ft. I called 2 roofing companies and they are coming out next week to give me a quote.

Could anyone give me advice on how these roofers determine the cost of a new roof?

Many things come into play for the cost of a roofing job. For example, the quality of singles used, amount needed, type of existing roof material, any visible damage in attic (rotten boards and such) which would increase the total job cost, and finally the cost of permits. That should about cover it.

Just like jimcat8350 said, get multiple quotes!! I did for a new roof and the same roof varied in price from $12K-$26K depending on the company.

In addition to all the great advice above, do a secondary water barrier (SWB) too, typically just peel & stick panels. Shingles love to get knocked out of place by things and the SWB can mean the difference between water intrusion and not for a shingled roof.

I just had Tosca roofing do my house. For 1900 sq ft with Architectural shingles cost me $9k. They did a very good job. Make sure you have the correct size nails used on the sheathing. And make sure you get a Wind Mitigation report done by an inspector to get Insurance Discount!!

If you can wait a couple of years, you will have cheaper cost. We are about to get into a mild recession, if we haven't already just based on my crystal ball. Of course, your job security may be important at such times.

My advise is to go with a company that is around for a while and that you can get some reviews or referrals for from people who have no money gain from the referral.

Most of the scams or bad work is done by companies recently started by people coming here from Out of State and sooner then later they are gone and by companies that change their LLC name every 2 year to avoid more legal issues.

There are a lot of good roofing companies around the area for years and most of them are very busy and only service their local area due the amount of work they have.

Keep in mind that a life time warranty or 10 year warranty only goes that far I the company still exist and many owners who installed a pool in 2005 were out of luck for warranty issues when the companies were no longer open for business.
